When I evaluate a property for a buyer, I want to know:
- Original asking price
- Current asking price
- How long it has been listed
- How many times the price changed
- Whether it previously went pending

The listing price is only the beginning of the conversation.
4. Negotiate More Than Just the Purchase Price
When buyers see a price-reduced home, their first thought is often:
“Let’s offer even less.”
Sometimes that makes sense. But the purchase price is not the only thing we can evaluate.
Depending on the property and seller, buyers may also consider negotiating:
- Repairs
- Seller contributions toward eligible closing costs
- Home warranties
- Closing date
- Possession timing
- Included appliances
- Other contract terms
For some buyers, an approved seller contribution toward eligible closing costs may be more useful than a small additional price reduction. That depends on the loan program and lender requirements, so the lender should be involved before the offer is written.

5. Sellers: Price the Home Correctly From the Beginning
This tip is just as important for sellers.
The first days your home is on the market are valuable. That is when new buyers, agents and online search alerts are paying the most attention.
If a home starts too high, buyers may skip it. Then the seller reduces the price. Then perhaps reduces it again. Eventually buyers may start wondering:
“What’s wrong with it?”
Even when nothing is wrong.
That is why I prefer to look carefully at comparable sales, competition, condition and buyer behavior before choosing a listing price.
The goal is not to price your home low. The goal is to price it strategically enough to attract serious buyers.

- Are other buyers interested?
- Does the property need expensive repairs?
Then we can build an offer around the actual situation.
